The Speed Problem
Here's the math that matters in Phoenix luxury real estate: the median days-on-market in Arcadia is 21. The median time to close a conventional mortgage is 30-45 days. That means by the time your bank has finished underwriting, the property you wanted is already off the market.
In Paradise Valley, where the median price is $3.85M and the buyer pool is national, the problem is even sharper. Cash and cash-equivalent offers dominate. Sellers at this price tier aren't waiting on a bank's timeline — they're choosing the cleanest, fastest close.
What Private Lending Actually Is
Private lending — often called hard-money lending — is short-term, asset-based financing funded by private capital rather than institutional banks. The loan is secured primarily by the property's value, not by the borrower's W-2 income or credit score.
The key differences from conventional financing:
- Speed: Private loans close in 5-10 days. Conventional mortgages take 30-45 days.
- Underwriting: Private lenders evaluate the property and the deal. Banks evaluate the borrower's income, employment history, debt-to-income ratio, and credit score.
- Terms: Private loans are typically interest-only with terms of 6-24 months. Conventional mortgages are 15-30 year amortizing loans.
- Rates: Private loan rates are higher than conventional mortgage rates. You're paying for speed and flexibility.
When Private Lending Is the Right Play
1. You're competing against cash buyers
In a market where 40%+ of luxury transactions are cash, a conventional mortgage puts you at a structural disadvantage. A private loan lets your offer move like cash — fast close, minimal contingencies — while you take possession of the property and arrange longer-term financing on your own timeline.
2. You're buying a property that needs work
Banks won't lend against a property's future value — they lend against its current appraised value. If you're buying a $1.6M Arcadia ranch that needs $200K in renovations, a conventional lender funds the $1.6M purchase. A private lender can fund the purchase and the renovation, based on the after-repair value (ARV).
3. You're an investor who needs to move fast
Off-market deals, pocket listings, and estate sales don't wait for bank timelines. The sellers in these transactions value discretion and speed above all else. Private capital is what makes these deals possible.
4. You're self-employed or have non-traditional income
Bank underwriting penalizes borrowers whose income doesn't fit a W-2 box. Private lending evaluates the deal, not the tax return. If you have the equity and the deal makes sense, the loan closes.
The Refinance Strategy
The most common structure I see: use private capital to acquire the property fast, execute any renovation, then refinance into a conventional mortgage once you own the property and have stabilized it. You get the speed of private lending at the point of acquisition, and the lower rates of conventional financing for the long-term hold.
This is called a bridge-to-refi strategy, and in Phoenix's luxury corridors, it's how smart investors compete with cash buyers without actually being cash buyers.
What I Do Differently
I fund loans from my own private lending resources — not brokered out to a third party who's never met you. That means:
- No broker fees layered into your cost of capital
- I can evaluate the deal in person, not through a loan officer reading a spreadsheet
- The same person who funds your loan can also represent you as your realtor and manage your renovation — one advisor, zero handoffs
If the deal is in Paradise Valley, Arcadia, or The Biltmore, and the numbers work, I can fund it in days.
Is Private Lending Right for Your Deal?
The honest answer is: it depends. Private lending costs more in interest than a conventional mortgage. If you're buying a move-in-ready home as a primary residence and you have 30+ days to close, a conventional mortgage is probably the better play.
But if you're competing for a property in a fast-moving corridor, buying something that needs work, or need to close before a bank can underwrite — private lending isn't just an alternative. It's the difference between winning the deal and watching it go to someone else.
